As you just saw in the video, Broker Reciprocity is a system where brokers give permission to display their listings on each other’s websites. There is a check box in the MLS portal to participate in Broker Reciprocity and there is a yes/no option for listing on the internet (see screenshot).

The TRUTH: Once a property is listed in MLS, the listing is sent out to every website such as realtor.com, zillow.com, trulia.com, homes.com, and every other real estate brokerage site. Every seller has the same internet exposure with any brokerage and realtor/agent if they participate in Broker Reciprocity (most sellers do).

REPRESENTATION for CLOSING: ATTORNEY or TITLE COMPANY
In Collier County, the NABOR Contract which is most commonly used, allows the buyer to select the Title Insurance provider and the buyer will choose an attorney or title company to insure the title and facilitate the closing. As a seller, you may be able to use the same closing company provided they allow it. Some attorneys and title companies elect not to handle both buyer and seller sides of a transaction. If you elect to choose your own representation, you will need to choose an attorney as the title companies will not prepare seller documents if they are not underwriting and providing the title insurance for the real estate transaction.
In Lee County, the FAR/BAR contract is used and sellers pay for the title insurance and choose an attorney or Title Company to close with.

HOW REALTORS ARE COMPENSATED
Sellers pay commissions to the Real Estate Brokerage who lists the property. The seller does not pay anybody else, period. Sellers also determine how to compensate any other brokerages who bring the buyer. Most real estate transactions have two brokers - listing broker and selling broker.
If there is another real estate brokerage that brings the buyer, then a co-broke occurs. The buyer's broker is paid at closing a percentage of whatever the seller agreed to compensate another brokerage from the listing contract.
